Where your data lives

Addy AiA runs on your computer, in your browser. Your assignment data is never received, stored, or transmitted by Addy. There is no cloud copy of your file.

The AI features are unlocked by your own API key. You create the key once at the AI provider and paste it into the tool — the software walks you through it, step by step, with pictures. Nothing about it is technical.

Only two things ever leave your computer, and only when you ask for them:

1. Isolated photos sent out for analysis (quality, condition, features) during an assignment.
2. A writing sample you upload once, so narratives come back sounding like you instead of like a robot.

Both go under your own key. The AI provider does not train its models on data sent that way.

During this setup, don't upload anything with client or assignment data in it. Setup is the one place to keep it generic. Once you're inside the software working a file, using your own data is completely safe — you're operating on your own computer, not on cloud servers.

Trust, but verify. Anything the software reads or analyzes is a starting point that you confirm or change. You are the signing appraiser. The report content is yours, and it is verified by you.

Addy AiA is built by an appraiser, for appraisers only.

This acknowledgment is timestamped, persisted to your account audit trail, and traveling-copy snapshotted to each assignment workfile per the Record Keeping Rule.
Verify your appraiser credential(s)
Add every state you produce work in. Each gets verified against the ASC National Registry.

The ASC National Registry is the federal database of every state-licensed appraiser. We verify your credential is Active there. Trainee-level credentials are not in the registry and cannot subscribe — Addy AiA is for state-licensed and state-certified appraisers only.

Important: The registry lags 30–35 days behind state activity. A fresh renewal may not appear immediately, and a lapsed license can still show Active for 30 days post-expiry. We'll grant probationary access if your registry status doesn't match what you entered, and re-check daily.

Drop a comp CSV export from your MLS and/or paste a page of your county's property record. We'll confirm Addy AiA recognizes them now — so an unsupported county surfaces here, not on a live file. Nothing is uploaded off your device; this runs in your browser.

What's a CSV? It's a spreadsheet file — the same kind of file Excel opens. Every MLS can produce one. It's the standard way listing data comes out of an MLS, and it's what lets Addy AiA fill your grid instead of you retyping it.

You want a closed-sale (sold) search exported with every available field turned on — not the short 1004MC stats export. More columns is always better; the tool uses what your market carries and ignores the rest.

If your MLS isn't listed, you can still finish signup today — nothing goes to pending. Drop a comp CSV in the box above: if it isn't recognized, a "Set up this market now" button appears that maps your columns in about a minute, and your machine works immediately. If your export is vendor-configured and doesn't carry property columns (some 1004MC-style stats pulls), send your market's documents through the open Market Setup page — no extra account, five minutes — and check the box below so we know to connect it to you. Once your area is set up, it's available to every appraiser who works it — you may be the one who opens a county for the rest.
Voice profile (optional)
Teach the tool your writing style so narratives come out sounding like you. Skip to use the default voice — the every-5-files updater will adapt as you work.

Easiest way — a plain Word or text doc. Copy or type a mix of your report writing (property descriptions, neighborhood and market commentary, reconciliation paragraphs) into one document, leaving addresses and names out as you go. Your voice is your style, not the facts — nothing is lost. No redaction software needed.

Or upload past-report PDFs — remove client info (borrower, lender, client, file number, subject address) with a true redaction tool first; a black box drawn on top doesn't remove the text underneath.

Voice extraction sends the prose to the AI service under your key. Not used for training. Skip this step if you'd rather adopt the default voice and refine it as you produce reports.

Your copy of the standards (optional)

Addy AiA tells you what the standards require at each field, and cites chapter and verse. It does not include the USPAP text itself — that is copyrighted, and your copy is licensed to you personally. Add your own copy once and those passages open inside the tool, read from your file, on your machine. Nothing is uploaded anywhere.

Don’t have it to hand?
Most appraisers already have it — it comes with the 7-hour and 15-hour courses. If you need a copy, it is $35 from The Appraisal Foundation (the digital format is the one that works here; the linked edition carries the Guidance & Reference Manual too, and Addy AiA will file both off one file).

Skipping this changes nothing else. Every citation, section and edition still shows in the Help & Guidance ribbon with a link to the source — only the passage itself waits until you add your copy. You can do it later from Settings.
Terms of Service
Plain language. Read it.

The whole agreement in four sentences: Addy AiA presents options. You, the appraiser, create the assignment results. Everything the tool produces must be independently verified and edited for accuracy before it goes to your client. The tool is not a substitute for appraiser judgment.

1. Who can subscribe

State-licensed and state-certified appraisers credentialed by an ASC-recognized state agency. One credential = one seat; sharing your login violates these terms. Trainees: there's a path for you — email Todd and we'll get you set up under your supervisor.

2. What's on you

You are the signing appraiser. Your assignment results, your USPAP compliance, your client agreements, and your professional conduct are yours. Addy AiA assists; it does not appraise. You also keep your credentials active in every state you produce work for — the tool does not monitor expirations, and signing work under a lapsed credential is a state board matter.

3. Data and AI

Your assignment data stays in your browser. The AI-assisted features run under your own API key, and that provider does not train on API data by default. Everything the AI produces is yours to verify, confirm, or modify — you get all the options and you make every appraisal decision. Confirming your client/AMC permits third-party AI processing is on you. Community library contributions are explicitly opt-in. See the Data Handling Acknowledgment from Step 2.

4. Subscription, billing, cancellation

$50 USD per calendar month per license. One license = one seat + 40 assignments per month. Mid-month overage: buy another $50 license block, attached to the same account. Multiple blocks stack (e.g., a 5-block shop owner has 200 assignments/month and oversight of all 5 seats). Unused assignments do not roll over. 7-day free trial before first charge. Auto-renews monthly. Cancel any time from your account settings — cancellation takes effect at the end of the current billing period. No refunds.

5. Your data is yours

You own your assignment data, and you can export all of it as a JSON file at any time — from inside the tool, without asking anyone. That file rebuilds your setup. On cancellation your configurations are deleted. The tool's code and the community library remain proprietary to Addy Appraisals.

6. What we guarantee

We guarantee the tool will give you all of your options, based on the tool's programming and on what you put into it. The output is only as good as the input allows, and you verify every output at the moment it is presented to you. That verification is the safety net — for you and for us.

7. Limitation of liability

Addy Appraisals' liability is limited to the subscription fees you paid in the 12 months preceding any claim. We are not liable for consequential damages, lost income, lost assignments, reviewer revisions, board complaints, civil liability, or any damages arising from your use of the tool to produce or deliver appraisals.

8. Governing law

Washington law. Disputes resolved in Washington courts.

9. Changes to these terms

We may update these terms with 30 days' notice via email. Continued use after the effective date constitutes acceptance.
