Addy AiA runs in your browser. Addy never receives, stores, or transmits your assignment data. The community library (cost data, neighborhood descriptions, seller concessions, condo supplements) is a separate, explicitly opt-in contribution channel — your assignment-level data is never auto-shared.
Two specific features transmit data outside your browser:
1. Voice profile bootstrap (this onboarding, Step 5). If you upload sample reports, the de-identified narrative prose is sent to Anthropic's API under your own API key to extract your writing style. Anthropic does not train its models on data sent via the API by default.
2. AI-assisted features during assignments (Deep Dive photo analysis, voice-update extraction, Ask Addy). These transmit assignment data to Anthropic under your key. Same data policy — not used for training by default.
Your responsibility (AO-41): Past reports contain confidential client information. The easiest option in Step 5 is a plain Word or text document of your report writing — property descriptions, neighborhood and market commentary — with addresses and names simply left out as you copy or type. No redaction software needed. If you'd rather upload actual past-report PDFs, remove the client information (borrower, lender, client, file number, subject address) with a true redaction tool first — drawing a black box on top doesn't remove the text underneath. You also remain responsible for confirming your AMC / client engagement permits third-party AI processing of assignment data. Some lender engagement letters prohibit it.
The community library accumulates from contributors' assignments over time. Q/C ratings and ANSI measurements contributed by other appraisers are treated as listing facts and machine-derived ratings — not your professional opinion until you verify and adopt them.
The ASC National Registry is the federal database of every state-licensed appraiser. We verify your credential is Active there. Trainee-level credentials are not in the registry and cannot subscribe — Addy AiA is for state-licensed and state-certified appraisers only.
Important: The registry lags 30–35 days behind state activity. A fresh renewal may not appear immediately, and a lapsed license can still show Active for 30 days post-expiry. We'll grant probationary access if your registry status doesn't match what you entered, and re-check daily.
Easiest way — a plain Word or text doc. Copy or type a mix of your report writing (property descriptions, neighborhood and market commentary, reconciliation paragraphs) into one document, leaving addresses and names out as you go. Your voice is your style, not the facts — nothing is lost. No redaction software needed.

Voice extraction sends the prose to the AI service under your key. Not used for training. Skip this step if you'd rather adopt the default voice and refine it as you produce reports.
The most important sentence: Addy AiA presents options. You, the appraiser, create the assignment results. All output must be independently verified and edited for accuracy before delivery to your client. The tool is not a substitute for appraiser judgment.
Subscription is available to state-licensed and state-certified appraisers credentialed by an ASC-recognized state agency. Trainee-level credentials are not eligible. One credential = one seat. Sharing your login violates these terms.
You are the signing appraiser. You are responsible for your assignment results, your USPAP compliance, your client agreements, and your professional conduct. Addy AiA assists; it does not appraise. Per USPAP AO-41, the appraiser — not the tool — must comply with USPAP.
You must maintain valid, active credentials in every state you produce work for. Addy AiA does not actively monitor license expiration. If your credential lapses, suspend work in that state until you reinstate. Producing signed work under a lapsed credential is a state board violation — yours, not ours.
Your assignment data stays in your browser. AI-assisted features (voice extraction, photo analysis, Ask Addy) transmit data to Anthropic under your own API key. Anthropic does not train on API data by default. You are responsible for confirming your client/AMC permits third-party AI processing. Community library contributions are explicitly opt-in. See the Data Handling Acknowledgment from Step 2.
$50 USD per calendar month per license. One license = one seat + 40 assignments per month. Mid-month overage: buy another $50 license block, attached to the same account. Multiple blocks stack (e.g., a 5-block shop owner has 200 assignments/month and oversight of all 5 seats). Unused assignments do not roll over. 7-day free trial before first charge. Auto-renews monthly. Cancel any time from your account settings — cancellation takes effect at the end of the current billing period. No refunds.
You own your assignment data. The tool's code and the community library are proprietary to Addy Appraisals. On cancellation, you have 90 days to export your data (workfile archives, voice profile, configuration). After 90 days, your account data is purged.
Addy AiA is provided "as is." We make no warranty that the tool is error-free, that output is accurate, that it satisfies any particular client's requirements, or that any specific module is fit for any specific assignment. Your verification of output is the safety net.
Addy Appraisals' liability is limited to the subscription fees you paid in the 12 months preceding any claim. We are not liable for consequential damages, lost income, lost assignments, reviewer revisions, board complaints, civil liability, or any damages arising from your use of the tool to produce or deliver appraisals.
Oregon law. Disputes resolved in Oregon courts.
We may update these terms with 30 days' notice via email. Continued use after the effective date constitutes acceptance.
