Map your market — for the CMA tool, and for every appraiser who works it

Five minutes maps your whole market.

I'm Todd Addy, a licensed residential appraiser building a CMA system with a real adjuster tool — adjustments pulled from your market's own closed sales. Every MLS labels things differently, so it has to be taught once from real documents out of yours. Drop the files below and hit send — they come straight to my inbox and are never redistributed or resold. When the CMA tool ships, contributors get free CMA pulls on it.

The documents

Click a box or drag a file onto it. Partial sets are fine — send what you have.
1 · The spreadsheet of sold properties
Export a sold search from your MLS with every field turned on. More columns = better.
I don't know how to get this file →
  1. Matrix (NTREIS, CRMLS, and most others): My Matrix → Settings → Custom Exports → Add Export. Move every field you're allowed to take into the export list. Set separator to Comma, name it "Addy AiA", Save. Then run a sold search, check the results, click Export at the bottom, choose "Addy AiA".
  2. Paragon: run a sold search in the spreadsheet view → Customize → Fields → add everything → Save → click the Export icon → Export to CSV.
  3. Flexmls: run a sold search → the three-dots More menu → Export → pick the fullest field set → CSV.
  4. Any MLS: search sold listings, select them, look for Export / Download / Save as Spreadsheet, pick CSV or Excel, choose the option with the most fields.
  5. Or hand it off. Your MLS help desk does this all day — tell them: "I need an export that includes all available property fields, not just the 1004MC stats columns, saved as CSV." Two-minute ticket. If someone else already handles your exports, click here to open that request as an email you can forward.
2 · One listing — the agent full view
The agent full view, printed to PDF or saved. Any closed sale works.
3 · That listing's photo page
The photo page for that same listing, with captions. PDF or saved page.
4 · A county / appraisal district record
One property's assessor / CAD page, printed to PDF or saved.
5 · Market stats (optional — the short one)
Your MLS's market-conditions export, if it has one.
